Located along the Rhode Island Avenue corridor in the northeast quadrant of Washington, DC, the Brentwood neighborhood is an up and coming area evolving into a major retail and commerce destination.  The strategically located Rhode Island Metrorail Station is driving much of this growth. 

Named for the Brentwood Mansion built at Florida Avenue and 6th Street, NE in 1817 by the first mayor of Washington City, Brentwood was once the center of Washington social life during the 1870s.  The mansion stood for a hundred years before burning down in 1917 but the neighborhood continues to retain the name.  Today Brentwood is bounded by New York Avenue to the south, Montana Avenue to the east, Rhode Island Avenue NE to the north and the tracks of several metro stations to the west.  Read more about Brentwood real estate.

As one of DC architect Pierre L'enfant's original streets, Rhode Island Avenue joins Downtown DC with the heavily populated Maryland suburbs.  Not surprisingly, this major commuter corridor is attracting a lot of interest from developers.  2321 4th Street, NE is a mixed use project managed by the H Street CD with a proposed 116 residential units and 5,000 SF of retail/restaurant space slated for delivery in 2016.  Rhode Island Avenue has also been designated a "Great Streets corridor," freeing up District revitalization funds to new and existing businesses for expansion and relocation purposes. 

A significant amount of development has already occurred.  Rhode Island Place is a 230,000 SF shopping center that is home to DC's only Home Depot as well as a Giant Food and perennial favorite, TJ, Maxx.  Rhode Island Row, the de facto "town center," underwent a facelift and expansion in 2012, now boasting 274 apartments and such conveniences as a CVS, Chipotle, Sala Thai, other eateries.

In addition to the new condos and apartments under construction, the housing stock for Brentwood comprises largely row homes with the traditional sprawling front porch.  Select homes may have an outdoor deck or patio area in the rear of the property but these features remain rare in the District.  Many of the homes are undergoing renovations such as enlarging the bathrooms and installing more modern kitchens while still preserving the historic charm and character of the homes.
