It’s one of the most popular neighborhoods in the DC area, and for good reason! From great places to grab a bite to eat to its artistic side, there’s plenty to enjoy about NOMA. To understand the neighborhood, though, you have to consider its history.
From Swampoodle to NOMA
The place we now call <a href="https://www.dccondoboutique.com/noma/" title="noma real estate">NOMA</a> used to be referred to as Swampoodle. Much like its name implied, the neighborhood often dealt with flooding. It wasn’t until the late 1990s that it took on the name NOMA, which incidentally helps define its location, as NOMA sits to the north of Massachusetts Avenue.
What’s old is new again
Back in the 1940s, the neighborhood was home to a major entertainment venue. Beatles fans may already know that the old Uline Arena was the very first place the band played a concert in the US. It also served as home to an amateur ice hockey league. Eventually saved from demolition, the site has since been transformed into retail and office space, with tenants including REI and a co-working facility.
Parks & green space
There’s also now a focus on parks and greenspace. A few years ago, Swampoodle Park opened with space for kids and dogs to play. The new Tanner Park offers its own dog park, playground, and gardens.
Diverse restaurants
Being in NOMA means being surrounded by a lot of diversity when it comes to dining out. Expect to find everything from Italian flavors to Indian dishes, neighborhood cafes and coffee houses to a nearby farmers’ market.
Arts & culture
If you’re looking for art and culture, you’ll find that, too. Now in its seventh year, an international mural festival brings in artists from around the world to to create massive works of art to beautify the surrounding community. A number of DC neighborhoods have had eyebrow raising names over the years. It’s likely older residents may recall such names as Swampoodle and Civic Betterment.
It’s some of the newer neighborhood names, however, that have been raising eyebrows for different reasons. It’s not particularly because of the uniqueness of the names, but sometimes it’s that they’re getting names from developers eager to help create the next trendy area.
Take for example the neighborhood of North End Shaw. A developer first started using the name about five years ago as a marketing term to distinguish the development and offer some sense of its location in the DC area.
Flash forward a few years and North End Shaw now boasts several new apartment buildings and dozens of retailers. You’ll also find luxury condos and a movie theater in the neighborhood. Some of those very same businesses now refer to the area by the same name first coined by the developer.
Whether future names catch on or not is yet to be seen, but North End Shaw isn’t alone. Several years ago, some people tried to rename the southern part of <a href="https://www.dccondoboutique.com/adams-morgan/">Adams Morgan</a> “SoMo”. That marketing effort fell flat.
A major publication printed a story a few years ago referring to the neighborhood of North Capitol. There was also a separate branding effort to begin using North District to signify a specific location in Crystal City.
Perhaps one of the most successful branding efforts in the region has been <a href="https://www.dccondoboutique.com/noma/">NoMa</a>. It’s an abbreviation to signify its location north of Massachusetts Avenue.
The name NoMa first came about in the 1990s, but really took offer over the past decade. The local Metro station even now includes NoMa in its name. Much more than just an unusual name, Swampoodle is a historic neighborhood with Irish roots. Originally settled by scores of Irish immigrants in the mid 1800s, its said Swampoodle gained its namesake generations ago from a combination of the words “swamp” and “puddle”.
Built up over the former Tiber River, the neighborhood was often marked at the time by standing water and marshy conditions. All these years later the name remains, although it’s not likely that everyone in DC remembers it.
That’s because Swampoodle is now part of the rebranded <a href="https://www.dccondoboutique.com/noma/">NoMA</a> community. The opening of Union Station in the early 1900s wiped out many of the old homes that once stood in the area, causing many residents to move away.
While you’ll still find some old homes in the neighborhood, there aren’t nearly as many as there used to be. It’s still possible, however, to find a range of home styles in Swampoodle, including everything from small Craftsman-style homes to flat front residences and more elaborate Victorian townhomes.
Mostly built up around the late 1800s to the early 1900s, the remaining homes in the area are joined by landmarks including the National Postal Museum and the National Guard Memorial Museum. DC’s former working-class neighborhood is also still home to some historic buildings.
The old St. Aloysius Gonzaga Church building still stands, as does the old Gonzaga College High School. These days you will also find some federal and city government buildings in the old Swampoodle neighborhood.
While the name Swampoodle is no longer officially used, recently a new dog park and playground took over the name. Officially named Swampoodle Park, the green space sits at 3rd and L Streets NE. Cory Booker may trace his roots to Newark, but the senator also has an apartment in the <a href="https://www.dccondoboutique.com/h-street-corridor/">H Street corridor</a>. This hip neighborhood is well known for its festivals, dining opportunities and nightlife. There’s also a seasonal farmers’ market on H Street, plus you’ll find an eclectic mix of restaurants and shops.
Longtime U.S. Senator and Congressman Bernie Sanders has a home on <a href="https://www.dccondoboutique.com/capitol-hill/">Capitol Hill</a>. The self-described democratic socialist opted for a cozy one-bedroom, two-bath home that’s not too far from work. He’s joined by Senator Kirsten Gillibrand and Minnesota Senator Amy Klobuchar, who reportedly lives on the border of Capitol Hill and <a href="https://www.dccondoboutique.com/noma/">NoMa</a>.
Capitol Hill is one of DC’s oldest residential neighborhoods. It’s also home to the Senate and House office buildings and the U.S. Capitol, among other landmarks. For shopping, dining and nightlife, Pennsylvania Avenue proves a lively alternative, while Eastern Market is a popular location for picking up fresh meat and produce.
Although she’s not a presidential contender, Alexandria Ocasio-Cortez reportedly has a home in nearby Navy Yard. The <a href="https://www.dccondoboutique.com/capitol-riverfront/">Capitol Riverfront</a> now boasts a ballpark, a nearby soccer stadium and plenty of green space. In addition, you’ll find a boathouse with kayak and standup paddleboard rentals, a seasonal ice rink, a famers’ market and opportunities for live entertainment in this vibrant neighborhood.
Democrat Tulsi Gabbard has a home in the Fort Davis neighborhood. Close to a popular national park, the quiet neighborhood reportedly provides the perfect environment for this Hawaii representative. DC’s multifamily condo market is booming as developers aim to lure current renters with a surge of new for-sale options. Until recently developers had favored the rental market, but that trend could be changing.
In particular, some real estate experts say they’ve seen an uptick in condo demand since the Amazon HQ2 announcement. Some estimates predict around 1,700 new condo units will begin sales this year.
This includes nearly a dozen <a href="https://www.dccondoboutique.com/dc-new-construction/">new condo developments</a> with at least 50 units launching sales. That’s the most large-scale projects in a single year to hit the market in about a decade.
Many of the large-scale condo projects are coming to areas that have already experienced a wave of apartment construction, including NoMa and the Capitol Riverfront. The final phase of The Wharf is under construction right now, with plans to bring more than a million additional square feet of development to the waterfront.
Phase two includes new office buildings, hotel rooms, apartments and condos. It also brings with it a new park and underground parking. The highly successful phase one of The Wharf included hotels, office buildings, condos, retail, restaurants and a concert venue.
Some of the projects in the works are aimed at attracting millennials. In particular, projects in Downtown Bethesda and the H Street Corridor are said to be specifically targeting the young homebuyer market.
One such project is only in the early planning stages, but it could mean around 80 new condos for Downtown Bethesda. Currently the site of a single-family home, the location is less than a quarter mile from the closest Metro Station. A project planned for the <a href="https://www.dccondoboutique.com/h-street-corridor/">H Street Corridor</a> includes around three-dozen condos, marketed towards first-time homebuyers with a roommate.
Some following the trend say the problem with DC’s condo market in the past has been supply. A new park is coming to NoMa, and its name takes a nod to the past. The first park from the NoMa Business Improvement District is unofficially named “Swampoodle Park”.
That’s the name that garnered the most votes in a recent online survey. According to those behind the survey, the name came out on tops with about two-thirds of the 1,500 or so survey responses.
Other possibilities included calling it the 3rd and L Park or Old City Corner. The newly minted name of Swampoodle Park becomes official pending the fate of a future bill that still has to go before the DC Council and the mayor.
Swampoodle comes from a play on words dating back to the 19th century. Settled by Irish immigrants, the name is a combination of “swamp” and “puddle”. That’s due to the fact that the old Tiber Creek in lower NoMa often flooded during certain times of the year, creating a swamp-like area, full of puddles.
Located at Third and L streets NE, the future site of Swampoodle Park was earmarked for a new condo building until just a couple of years ago. When it went up for sale, the NoMa Parks Foundation snatched it up.
Possibly as soon as a couple of months from now, the 8,000 square foot park could be open to the public. Plans call for construction a children’s play area plus making room for a dog park.
Another park, this one expected to be much larger that the Swampoodle site, is planned for <a href="https://www.dccondoboutique.com/eckington/">Eckington</a>. The site will also feature a dog park and a playground, plus it will include a large event lawn, with options of utilizing it for future events, such as a series of family-friendly outdoor movies during the summer season. Newly popular neighborhoods are often torn between several names before one sticks. Long time residents and real estate developers often use different nicknames to brand their neighborhoods.
