Developer PN Hoffman opened the doors this past weekend at Northern Exchange, its newest project at 14th and R in Logan Circle.  Northern Exchange is the conversion of a circa 1903 former telephone switching facility into 36 loft style condos.



Clients that toured the facility this past weekend with the DC Condo Boutique team were unanimously positive in their feedback about the project and the units.  From the lobby which pays tribute to the buildings former use as a telephone company facility……to the industrial chicness of the unit finishes….feedback was very positive.  One challenge for some of our buyers was that there is no parking available at Northern Exchange.

Mirroring recent national statistics released by the National Association of Home Builders, new townhouse construction in the District is gaining momentum as the real estate market rebounds.  On a national basis, new townhouse starts represent approximately 11% of all residential single-family housing starts.

Here in the District, longtime DC builder EYA has a twenty-year track record of building urban townhouses. Past EYA projects have dramatically shaped several DC neighborhoods including Hillandale at the northern edge of Georgetown, Bryan Square Townhomes on Capitol Hill and Harrison Square Townhomes in the U Street Corridor.

Work has begun on the The Montrose condo development on R Street in Georgetown's East Village.  This project is the conversion of the Henry and Anne Hurt home into 15 two-story condos by Argos Group and Potomac Investment Properties.

The renovations will completely demo the building interior while retaining the historic brick facade.  Units will range in size from 700 SF to 2,400 SF and some will feature private outdoor spaces including patios and balconies.  Project plans include thirty surface-level parking spaces and a late 2013 delivery.

Sales are underway at the Aston, a new condo development at the corner of 14th and R in the Logan Circle neighborhood.  With just 31 total units the Aston is truly a boutique development.  As of today, seven units are under agreement with 24 remaining for sale.

A new conversion development in the Mount Pleasant neighborhood is nearing completion and now available for sale.  In a neighborhood dominated by single-family homes, there are a limited number of condo units available in Mount Pleasant, particularly on quiet tree-lined side streets like Newton Street.

When a new condo development is nearing completion, most developers are looking to wrap the project up and move on the the next one.  Often buyers can get a deal on a discounted unit at this point in the development cycle.

Nothing gets the DC Condo Boutique as excited as the announcement of a new condo project in our Logan Circle neighborhood.  One of the newest Logan projects slated to deliver in the summer of 2012 is Standard Eleven.  This project is being constructed in the space formerly occupied by the Laogai Museum on the block of M Street NW between 11th and 12th.
