Thanks to Amazon, the spotlight is certainly shining bright on Crystal City these days. This urban neighborhood is a great place to work, live and play, and it’s now home to the new Amazon HQ2.

It’s estimated the online giant will eventually bring 25,000 new jobs to the area and give a major boost to local real estate. The project’s first towers are planned for Crystal City and that could mean big things for the future.

With the expectation that many of those employees will be searching for a nearby place to live, residential prices in the area are already on the rise. Which much of Arlington consists of a diverse mix of housing, most homes in Crystal City tend to be multi-unit buildings, including high-rise condos and apartments.

A true icon of the neighborhood, the Crystal Gateway condos rise up high above Crystal City. This established high-rise stands 18-stories high, with a distinguished, curving façade that easily makes it stand out in the neighborhood.

Originally built in the early 1980s, there are now more than 170 condos for buyers to choose from in the building. Potential buyers are treated to a range of different floor plans, even including a two-story penthouse with floor-to-ceiling windows and spectacular views of the DC area.

Prospective new residents can expect to find light-filled units with large, modernized kitchens and remodeled baths. Other units have seen even more updates over the years, including the addition of hardwood floors and some built-ins.

A new collection of contemporary condos is headed to Potomac Yard. Sales are set to begin early next year for the new Dylan condos, with delivery set for some time in 2022.

Made up of both an east and a west building, Dylan consists of floor plans ranging from a one-bedroom to a one-bedroom plus a den, a two-bedroom or a three-bedroom design. The condos are priced from the $600,000s to others topping $1 million.

While some of the smallest floor plans provide for round 800 square feet of living space, a large three-bedroom residence at Dylan easily tops 1,700 square feet of living space. Some of the units come with such luxuries as private balconies, walk-in closets and an array of other upscale features and finishes.

Locals may still refer to the separate neighborhoods of Crystal City, Potomac Yard and Pentagon City individually, but the Crystal City Business Improvement District now officially has a new, more cohesive name. The old Crystal City BID is now known as National Landing BID.

Along with its new name, the BID also has a new logo and a newly rebranded website. The logo is reflective of the area, with yellow, blue and green colors to reference area parks and green space, as well as the nearby Potomac River and the Metrorail lines. All three neighborhood names are also incorporated into the logo itself.

Construction is now underway for the new Potomac Yard Metro Station. Crews and officials held a groundbreaking for the project late last year, officially marking the beginning of a $320 million project.

The new Metro station is expected to play a major role in the full redevelopment of the neighborhood, with grand plans to make the area into a mixed-use destination in the future. The new Potomac Yard Metro station sits halfway between the Braddock Road Metro station and the Reagan National Airport station.

A plan to connect up Crystal City with Reagan National Airport could be even closer to reality. Called CC2DCA, the plan calls for a pedestrian bridge or tunnel to connect Crystal City to an airport parking garage.

If this happens, it could mean a five-minute walk to the airport. Not only would it be convenient for area residents and visitors, but it could also mean big news in terms of economic development and sustainability for the area.

According to a feasibility study by the Crystal City Business Improvement District, a new walkway would likely attract new development, new businesses and new residents. It could also potentially someday lead to high-speed rail service.

DC’s multifamily condo market is booming as developers aim to lure current renters with a surge of new for-sale options. Until recently developers had favored the rental market, but that trend could be changing.

In particular, some real estate experts say they’ve seen an uptick in condo demand since the Amazon HQ2 announcement. Some estimates predict around 1,700 new condo units will begin sales this year.

This includes nearly a dozen new condo developments with at least 50 units launching sales. That’s the most large-scale projects in a single year to hit the market in about a decade.

Support appears to be growing for a National Landing branding campaign. As the Crystal City Business Improvement District moves forward with absorbing portions of Pentagon City and Potomac Yard, some see a name change as the next logical step in the process.

With support from commercial property owners, the Arlington County Board recently approved a 76-percent boost in land for the BID. The land in question currently sits in Potomac Yard and Pentagon City, including land slated for the new Amazon HQ2.

Supporters say going by one name would help to better distinguish the area as one unified location. It’s not a done deal just yet. Proponents of a name change say they’re still interested in hearing what community and area stakeholders have to say

Excitement is certainly growing for Amazon’s new headquarters, and it’s starting to show with a steep increase in home prices. The new Amazon HQ2 offices are coming to National Landing, and that’s already pushed home prices in the area up considerably.

According to one listing service, the median asking price of a single-family home in the same Zip code as Amazon’s new headquarters shot up 99.9-percent between June of last year and June of this year. Bright MLS found premium pricing particularly in the area closest to Amazon’s new headquarters.

The company made its announcement last November. In December the listing service reported a more than 75-percent jump in the median list price of homes in the area.
