The surge in loft-style condo developments throughout DC is centered in two popular areas of the city: Logan Circle and Adams Morgan.  We looked at two of our favorite DC blocks---the 1400 Block of Church Street and the 2300 block of Champlain Street---and found two kinds of lofts that are currently reigning supreme in popularity---units in repurposed buildings that were previously industrial, commercial, religious or school buildings, or loft-style units in newly built buildings.  Upscale state-of-the-art buildings continue to surge in popularity along the 14th Street corridor in DC, and in particular the 1400 block of Church Street in the Logan Circle neighborhood.  Beautiful designer finishes and modern contemporary interiors are staples of these

A recent Decoist article which offered new buyers loft decorating tips caused me to think for quite awhile about some of the wonderfully decorated lofts that we have here in Washington, DC.  Whether it is a newly revitalized industrial building or a more recently purpose-built project, we are fortunate to have a diverse collection of loft developments.

Many of the more unique DC loft developments are located on the 1400 block of Church Street, in buildings that formerly housed DC auto showrooms.  The 2300 block of Champlain Street in Adams Morgan is location with a concentration of industrial buildings repurposed as residential loft developments.

The boom in loft-style condo development that swept through the District over the last 15 years has touched nearly every neighborhood.  Two flavors of lofts are most prevalent, units in re-purporsed buildings that were previously industrial, commercial, religious or school buildings or loft style units in newly-built buildings.

Taking a cue from Soho, Tribeca and Chelsea in New York, DC's initial loft conversions were in the Adams Morgan neighborhood.  Adams Morgan has several industrial re-use loft developments and the 2300 Block of Champlain Street has a concentration of loft developments.

The most expensive condo to sell in the District during December 2011 was in the West End at 22 West, located at 1177 22nd Street NW #9E, Washington DC.  This 3 BR / 3 BA / 2,790 SF condo includes two parking spaces and a roof terrace.  The selling price was $2,653,500 / $951 SF which was 100% of asking price.

Champlain Street Luxury Building


There is nothing ordinary about the Erie Condominiums, located in the heart of Adams Morgan at 2351 Champlain Street, NW.  This eight-unit custom, luxury building was designed by Bonstra Haresign and developed by DB Lee Development.  The Erie layout includes four courtyard units and four penthouse units.  Penthouse units include private roof top decks with hot tubs, wet bar, half bath and outdoor shower.
