As developers take aim at improving more and more DC communities, it should come as no surprise that the metro area is quickly becoming one of the most gentrified in the nation. In fact, according to newly released research from RENTCafé, an online rental listing service, Washington DC is near the top of the list when it comes to “The Nation’s Fastest Gentrifying Zip Codes”.
When looking at Zip Codes across the nation, analysts found that the 20001 Zip Code takes second on the list of the top 10 fastest-gentrifying Zip Codes in the US. Researchers looks at a total of 11,000 different Zip Codes in the years between 2000 and 2016, taking into account US Census Bureau data from 2000 and American Community Survey findings from 2016.
They were looking for any change during that time, in regards to things like median household income, median home value and the number of area residents in possession of at least a bachelor’s degree. In their findings, only Los Angeles ranked higher than DC’s 20001 Zip Code, a city where home values have increased at an astronomical rate over the past decade and a half.
In regards to the 20001 Zip Code, RENTCafé analysts found a 207-percent change in home value during that time, a 163-percent change in household income and a 212-percent change in higher education, again just for this particular section of DC. The area is home to around 38,000 people, with roughly 20,000 condos and homes, plus another 12,000 or so apartments, including those found in the <a href="https://www.dccondoboutique.com/ledroit-park/">LeDroit Park</a> neighborhood.
One of Washington’s first suburbs, the diverse community of LeDroit Park joins others such as the small <a href="https://www.dccondoboutique.com/shaw/">Shaw</a> neighborhood, which has seen an influx of new, upscale retailers in recent years. Founded 150 years ago, Howard University has been part of the DC area for generations. As it continues its legacy as one of the nation’s top historically black colleges, the neighborhood around the campus is changing.
Once residing in a primarily working-class area of African American residents, an influx of new residents has begun to change the racial makeup of the neighborhood. The area is also changing visually.
Some of the older, more rundown properties that once existed within the community have since been replaced by new locations, including coffee shops and bike shares. The area’s also experienced a rise in property values over recent years.
Howard University is now trying to capitalize on some of those rising prices, leasing land it owns to a developer constructing a 300+ unit housing complex, including planned amenities ranging from a vegetative green roof to a yoga room. In recent years other new residential buildings have also popped up, just a few blocks away from the university. Meanwhile, a short 10-minute walk from campus sits Hobart Place, with a mix of vibrantly colored row houses.
This all comes as the university itself is in the process of renovating some of its own residence halls. Two more were recently constructed. Surrounding campus, even some local roads are getting needed upkeep. Some alleyways once filled with potholes have since been spruced up with new brick pavers
There’s also the planned development at the site of Bruce Monroe Park, where some hope to construct a new mixed-use, mixed-income development. While that plan is somewhat controversial it’s not the only concern of some longstanding residents. Some worry about the affordability of staying in a neighborhood in the midst of ricing real estate prices.

DC leads the country for local community gardens, according to a new <a title="2015 city parks facts report" href="https://www.tpl.org/2015-city-park-facts" rel="nofollow">report</a> issued by The Trust for Public Land. With the most community gardens per capita, DC has many plots of land often divided up into individual gardens, many owned by the city or National Park Service. Even if residents don’t have a yard, community gardens are one way to enjoy green spaces and do some plantings. There are plenty of plots of land and volunteer opportunities in local community gardens for Washington residents with a green thumb who want to plant fruits and vegetables or even to help others. <br /><br />According to The Trust, there are more than 2,500 community gardens in the District. The gardens can be found in all sections of the city and the parks department, which oversees more than 1,000 garden plots. There is a very long wait list of residents lining up for a small piece of land to garden. These parks are very popular in many major cities in the U.S. and urban areas in particular. The Department of Parks and Recreation in DC oversees 26 community gardens in its jurisdiction. Among the gardens throughout the District are Kalorama Garden on Kalorama and Columbia Roads; West End Garden at 25th and N Streets, NW; Friendship Garden at 45th and Van Ness Streets, NW; and Palisades Garden at 5200 Sherrier Place NW.
