Kingman Park Offers Value in Northeast DC
The tiny, close-knit residential neighborhood of Kingman Park in Northeast DC is one of the last affordable areas in DC to buy a house. This is a neighborhood where you see residents taking their morning walks, jogging and talking to each other from their front porches. Statuesque elm trees dot the neighborhood. Kingman Park’s location is minutes from downtown DC and next to I-295, and solidly positioned for ease of commuting to work. Buses and Metro are nearby. The neighborhood is also walking distance to hotspot H Street restaurants and nightlife, close to Capitol Hill, the Arboretum and Langston Golf Course.
You will find beautiful, mature willow trees lining the streets in Kingman Park whose boundaries are 15th Street NE to the west; C Street SE to the south; Benning Road to the north; and Anacostia Park to the east. The Kingman and Heritage Islands are parks open to the public with wooded trails and river views for hiking, walking and bicycling. Residents have also come together to found a community garden to provide Kingman Park residents with a space for growing food and connecting with neighbors.
Each block presents a different style of row house: Federal and Wardman styles dominate. The neighborhood is made up mostly of 2-story brick row houses, most of which date to 1928. Most of the homes have charming front porches; some homes are renovated but most are well maintained. Brick, stone and wooden homes range from the $200’s to $500’s. Home prices range from the low $200’s for a 2-bedroom house not renovated to the low $500’s for a 3-4 bedroom home that has been renovated top-to-bottom. As of October 2015, unrenovated homes in Kingman Park are selling for $300+. A property on 21st St NE sold for 420k in early October and required a gut renovation. The remodeled properties are selling in the mid 500s and flying off the market!
