DC Luxury Home

There’s no doubt real estate in DC can be pricey, but the region as a whole just hit a brand-new record. The median sales price for a single-family home in DC this past October surpassed $1 million for the very first time.

According to a report from listing service Bright MLS, that’s a gain of more than $200,000 year-over-year. Prices rose about 24-percent in a 12-month period to reach a median sales price of $1.1 million in October 2020.

It was even higher than that in some areas. In the Palisades neighborhood, the median sales price of detached single-family homes in October 2020 topped $2 million. That’s a more than 69-percent increase over October of last year.

While Amazon is getting a lot of attention for its planned HQ2 campus, the company could be coming to Friendship Heights on a much smaller scale. According to several recently published reports, Amazon is likely moving in to replace a former grocery store that closed down in the neighborhood.

Pending some changes to the current property, an Amazon store could open on Wisconsin Avenue by sometime later this year. The property is part of a larger office, retail and restaurant development called The Collection at Chevy Chase.

Recently property owners announced another full-service grocer was expected to soon occupy the space but did not disclose a company name. At least one publication points to a covenant requiring the property owner

Certain DC’s neighborhoods certainly have a reputation for being exclusive. However, while a former president, lobbyists, big names in the media and politicians all call swanky Kalorama home, it isn’t tops when it comes to DC’s wealthiest ZIP codes.

That honor goes to ZIP Code 20015, ranked as the most expensive in DC, at least according to The financial website looked at cost of living data from across the nation, then put it together with mortgage data and median home value data collected from Zillow.

Then, the website calculated the area with the most expensive ZIP Code. In the DC area, that honor went to a neighborhood straddling the Maryland border, south of Silver Spring and Chevy Chase.

A new map by Zillow was released last week to much fanfare across DC, calculating housing affordability based on a monthly payment of $2,000, or 18 percent of a buyer’s monthly income, assuming a $500,000 home purchase price.  The color-coded map from dark red to dark green revealed the 20015 zip code as the least affordable, which includes the pricey DC neighborhoods of Chevy Chase DC and Friendship Heights.  After 20015, the 20003 zip code for the Capitol Hill neighborhood comes in 2nd, and the 20007 zip code for the neighborhoods in Georgetown, Glover Park, Foxhall, and Massachusetts Avenue Heights comes in at #3.  Longtime DC residents would not be surprised by these findings.

The Friendship Heights neighborhood is an upscale residential village in northwest DC, with a median household income that exceeds $100,000.  A mix of residents from school-age children to empty nesters live here and everything in between.  While known as a shopping mecca to area DC residents, it is the type of neighborhood for people who love to live in the city; enjoy a walkable neighborhood; have upscale retail at their fingertips and prefer lots of public transportation options.  For those lucky enough to live in one of Friendship Heights’ luxury condominiums, many say it feels more like a suburban than urban center while soaking up the comforts of suburban living.
