The nonprofit wants to build upon the H Street Corridor to the east and north, on out to Bladensburg and Benning roads. To help others see the same vision, the group’s asked for designs and options on how to accomplish the goal of delivering more than 2,000 residential units, plus commercial space, open public space and underground parking to the area.
HSMS presented four options recently regarding a 10-acre development. One option includes a park and five new buildings while another also offers a park and creates four buildings. The third idea involves creating an internal road and five buildings while the final idea is to deliver six buildings with three internal streets.
The existing property owners, however, would need to accept the plans. Currently a shopping center, large parking lot and CVS sit on the lots in question. Other properties of interest are further down Benning Road while a strip referred to as the “Garden District’ could bring about up to 3,500 new residences to the area.
The<a href="https://www.dccondoboutique.com/h-street-corridor/"> H Street Corridor</a> has gained in popularity over recent years, spurred at least partially by the streetcar that’s generated higher interest than originally projected. A two-block stretch of H Street saw nearly 1,300 new residential units go in during a two-year span, along with about 100,000 square feet of new retail space. An old idea is making a comeback in the DC area, and reshaping some of its neighborhoods along the way. The old streetcars of yesteryear came back late last year, with some ambitious plans to extend the project out even more in the future.
The current route starts off behind Union Station, down H Street to Benning Road, ending at Langston Golf Course. The final stop of the line sits near the RFK Stadium parking lot. The streetcars already set the stage for some future redevelopment plans, and more could be coming.
There’s an effort underway to extend the streetcars westward to downtown and Georgetown. Expected to be more reliable than the current H Street line, the proposed K Street line would likely also be faster and not have to deal with some of the issues that the H Street line currently has.
The H Street line is short, and some say it’s not as effective as it should be. A K Street line would run down the middle of the street in dedicated lanes, likely solving the problem of congestion. Some say it would allow it to run more frequently, perhaps saving riders more than a half-hour in rush hour between Union Station and Georgetown.
The <a href="https://www.dccondoboutique.com/h-street-corridor/">H Street</a> line currently carries an estimated 3,000 riders every day. Projections suggest that a K Street line could carry more than six times that amount. One hold-up of the line is Hopscotch Bridge, which needs to be replaced. It could take years for that to happen, meaning that at least for now, a K Street streetcar is on hold.
In the meantime, the existing streetcar runs every day of the week, with times from morning through late at night, and slightly different hours on holidays. For now, it’s free to ride and there are a total of eight stations. There’s a new tenant now open on H Street, and its opening is already benefiting the neighborhood. Whole Foods opened this week and has created a real buzz in the community.

It’s the ease of shopping too, for the grocery store will simply be a few steps away from home for many tenants. While the new choices could prove exciting for area residents, the entire store may be driving much greater future success for the neighborhood.
The property group behind the apartment building claims they’ve seen an uptick in leasing activity lately, with a rent premium for the apartments tied to the popularity of Whole Foods. Some area real estate agents say they’ve also seen more interest in the area as of late, some of it also potentially tied to the store’s upcoming opening.
It’s a connection not unheard of. Agents in other locations, such as Riverdale Park, say they’ve seen the same type of attraction in their own area, as a Whole Foods is also set to open in that community sometime later this spring. It’s not just residential property that sees the boost, either. Often when a store such as this goes in, higher-end retailers follow.
