Locals already know what makes AU/Tenleytown a great place to live, but if you’re still considering a new place to call home, there are five good reasons why families love settling down in this part of the DC area.
Location
To begin with, the location is superb. The neighborhood sits right on the edge of the metro, meaning you can easily enjoy a suburban lifestyle, or take advantage of the many nearby amenities that come with living in a big city.
Housing options
Families also have some options when it comes to housing. The neighborhood offers some rowhouses and bungalows, as well as some well-established, single-family Colonials and Victorians. In addition, you may find some condos close to the Metro station if you don’t need a lot of space.
Parks & recreation
For outdoor fun and recreation, Fort Bayard Park is a great place for families to visit. The park is good for taking a stroll or setting up a picnic, but can also take in some Civil War history at the park. Another option is Turtle Park, or rather Friendship Park, which offers basketball, two playgrounds, a splash zone, picnic space, and tennis courts. The park often hosts family-friendly events, too, including a summer concert series.
Museums/attractions

The famed Washington National Cathedral is a good place to soak in some history and some views, as it is one of the largest cathedrals in the entire world. Local schools
Another advantage for families is that the neighborhood is close to several schools. Kids in the area often attend the recently renamed Jackson-Reed High School or Horace Mann Elementary. Many people choose to live within DC limits for the convenience, and you probably can’t get more convenient than living right above the Metro. Cityline at Tenley sits right above the Tenleytown Metro in the city’s historic Hechinger building on Wisconsin Avenue.
Originally built in the early 1940s as a department store, a developer took control of the building about six decades later with plans to remake the space into one of DC’s very first major mixed-use, transit-oriented projects. The six-story, contemporary property now consists of around 200 condominium homes, plus another 88,000 square feet of retail space, and hundreds of parking spaces.
The location is ideal, as residents not only have the ease of living directly above the Metro, but the property also sits right across the street from some restaurants, a Whole Foods Market, and shops. Residents need only walk downstairs, however, to take advantage of a Target store or other major retailers.
As for some of the building’s on-site amenities, <a href="https://www.dccondoboutique.com/cityline-at-tenley" title="cityline at tenley condos for sale">Cityline at Tenley</a> offers its residents access to a fitness center and 24-hour concierge service. Cityline also has a business center and two courtyards. In addition, you’ll find some covered, garage parking available at Cityline.
While units of Cityline do sometimes come on the market, it’s rare to find a unit with a courtyard exposure up for sale. You may, however, find a unit for lease in the building.
Prospective new residents fortunate enough to find a unit for sale or lease will likely discover a condo with an updated kitchen and floor-to-ceiling-windows. You will also likely find some walk-in closets, upgraded countertops and hardwoods, plus the advantage of in-unit laundry.
A junior one-bedroom unit at Cityline contains around 700 square feet of living space. With the feel of living in the suburbs, but still technically at home in the city, some say American University Park boasts some of the best homes in DC. This tree-lined neighborhood is mostly residential, and often attracts families in search of a nice, peaceful community.
From street to tree-lined street, you’ll find well-kept homes and lawns, linked up by back alleys and even some white picket fences. The vast majority of homes in AU Park are smaller Colonials or bungalows, accented by front porches and a friendly vibe.
It’s not uncommon to find generations of family members living in this neighborhood. Homes that do make it to the market in AU Park often sell quickly.
While you won’t find large lots or sometimes even driveways in the neighborhood, you will find a tight-knit community of homeowners. Most people choose to park right in front of their own homes, and many neighbors like to meet up to watch their kids play together at the park.
This quiet, and mostly peaceful community isn’t showy in terms of its offerings, but it does supply some nice homes with a friendly, welcoming vibe. You won’t find much in the way of commercial offerings in AU Park, but they’re not too far away either.
A small strip mall sits on Massachusetts Avenue with a market, some coffee shops and a pharmacy. Some more shops and restaurants are found on Wisconsin Avenue. It’s only a short distance, though, to reach some other options in nearby Friendship Heights, which sits just to the north of the <a href="https://www.dccondoboutique.com/american-university-park/">AU Park neighborhood</a>.
Close to American University too, the AU Park neighborhood also sits just to the west of Tenleytown. AU Park

U Street Corridor
The <a href="https://www.dccondoboutique.com/u-street-corridor/">U Street Corridor</a> trails AU Park with an average sales price to original list price ratio of just over 100-percent. This neighborhood has a median home sales price of around $632,000. The year-over-year price change is up about ten percent.
Logan Circle
The ratio of average sales price to original list price is similar in Logan Circle. The median home sales price there is about $700,000, which means a year-over-year price change up about 13-percent.
Once known as automobile row, the <a href="https://www.dccondoboutique.com/logan-circle/">Logan Circle</a> of today is now full of restaurants, bars and shops. It also offers Victorian-style townhomes that are often in-demand.
Mount Vernon Triangle
With a ratio edging just over 100-percent, is the neighborhood of Mount Vernon Triangle. A large number of condos have sold in the neighborhood this year.
The median home sales price is around $545,000, but the year-over-year price change is down. <a href="https://www.dccondoboutique.com/mount-vernon-triangle/">Mount Vernon Triangle</a> is praised for its prime location, with plenty to see, do and experience.
Capitol Hill

Named after nearby American University, American University Park is a tranquil neighborhood that feels more like the suburbs, yet exists within DC city lines. This low-key community is mostly filled with single-family homes in a variety of styles, including well-kept Colonials and cozy bungalows.
Affectionately called AU Park, the neighborhood was built-up in the 1930s, although a majority of homes have since been modified and remodeled over the years and decades. The closely spaced homes often use alleys in place of driveways, and residents don’t have to worry about large front yards.

Although you won’t find as many condos in the neighborhood, AU Park is home to the more contemporary Cityline at Tenley condos, known for its floor-to-ceiling windows and impressive views.
As a center of activity for the entire neighborhood, Turtle Park provides coveted green space for those of all ages to gather and play. You’ll also, of course, find nearby American University and its law school.
The only shops and restaurants of the neighborhood exist along a short stretch of Wisconsin Avenue. Residents of AU Park don’t really have to venture far, though, as nearby Friendship Heights provides plenty of upscale dining spots for locals to choose from.
