In a city obsessed with fitness and shopping for healthy food at the Eastern Market and Whole Foods, marketing a co-op with a photo of a sirloin steak dinner is definitely a head scratcher.  Maybe this approach would work well in traditionally carnivorous markets like Dallas or Austin, but wouldn't this 17th Street seller be better served by a humous and tabouli spread?

After spending way too much time contemplating the marketing plan associated with this listing, my theory is that this Cavanaugh Court co-op was last listed in late 2000 or early 2001 and this is a photo leftover from the previous listing.  As you recall, George W Bush took office in January of 2001 and brought a team of Texans with him to DC.  scott_brown_399Congratulations on an impressive victory in Massachusetts yesterday.  We hear you are gassing up the truck and heading this way real soon.  One of the big decisions you will need to make in the coming days is where to park the truck in the District.

As you are a man of the people from the very middle-class town of Wrentham, it would be tough to picture you being comfortable living somewhere like the Watergate complex in Foggy Bottom.  Although you are replacing Ted Kennedy in the Senate, I also suspect that you probably don't have the necessary scratch required to buy his place in Kalorama on Tracy Place.  Its too bad, as the pick-up would be an interesting contrast to the Beemers and Benzes that dominate this neighborhood.

Tracy Place in Kalorama ranks at the top of fine Washington, DC residential streets. Tracy Place extends two blocks from 23rd Street NW to Belmont Road NW.

Several foreign governments have a presence on Tracy Place including Portugal, Egypt and Guyana.  This exclusive street is also home to well-heeled partners in several of DC's prominent law firms.

Tracy Place lost a famous resident with the passing of Senator Kennedy last fall.  The Reliable Source reports that Vicky Kennedy is selling the 8,900 SF Tracy Place home for $6M+, a healthy appreciation over the 2.8M purchase price in 1998.

Washington, DC led the nation for the 4th consecutive year for inbound migrations according to a study released by Atlas Van Lines. In 2009, 71% of Atlas moves touching the District involved a move into the city. 

The job market here in Washington remains steady and certainly more diverse than other parts of the country.  The good news from Atlas reinforces the sentiments of our team, who continues to field many inquiries from those looking to relocate to the District from all over the country.

Jumbo mortgage financing was certainly challenging to obtain in first half of 2009.  Here in the District, single-family home loans over $729,750 are classified as jumbo mortgages.

Realtor Magazine reports that as we gain distance from the credit crunch of a year ago, lenders are getting more comfortable with riskier financing instruments including jumbo mortgages.  The institutions participating in this space are mostly larger banks that  have the means to hold jumbos on their balance sheet.

This jumbo thaw is good news for anyone considering a Washington DC luxury home!

While many consider Logan Circle the hub of the DC loft scene, Adams Morgan has a plentiful choice of loft options.  In fact some of the district's first loft conversions were in Adams Morgan.

Many of the loft developments in Adams Morgan are in intimate boutique buildings with fewer than ten units.  This certainly limits the available inventory of lofts in Adams Morgan and helps to hold values up.

The Washingtonian opines that new Good Morning America anchor George Stephanopoulos may soon be selling his Georgetown home.  Stephanopoulos has a long track record of buying a new digs each time he changes jobs.  He has done very well in the DC real estate market working his way up from an $835,000 townhouse all the way up to the current $5.2M home located on 31st Street in Georgetown.

 If George and his lovely wife Ali Wentworth do decide to cash out of Georgetown for new digs in Manhatten, we are sure going to miss you. Godspeed and best of luck!
