There is nothing ordinary about the Erie Condominiums, located in the heart of Adams Morgan at 2351 Champlain Street, NW.  This eight-unit custom, luxury building was designed by Bonstra Haresign and developed by DB Lee Development.  The Erie layout includes four courtyard units and four penthouse units.  Penthouse units include private roof top decks with hot tubs, wet bar, half bath and outdoor shower.

Interior features of the Erie include two-story floor plans with steel framing, poured concrete floors, high ceilings and floating wood staircases with glass railings.  Modern industrial kitchens featuring bamboo cabinets and Bosch, SubZero and Wolf appliances are stunning.

It only takes a couple of minutes of searching in the Washington DC MLS database to find a multitude of meandering neighborhood borders.  When did the West End become Georgetown?......when did Capitol Hill extend to Nationals Park......did the national army of Kalorama invade Adams Morgan and claim Columbia Road as their own?

Was there a city-wide Realtor training session that I missed on how to juice up the price of a listing by stretching the borders of a neighborhood?  I surely don't understand the logic behind advertising a property in a neighboring community.  Aren't DC buyers just smarter than that?  Armed with tools like Google Maps and GPS units can't most buyers see through this strategy?  Also, with so much searching starting on the web,

While many consider Logan Circle the hub of the DC loft scene, Adams Morgan has a plentiful choice of loft options.  In fact some of the district's first loft conversions were in Adams Morgan.

Many of the loft developments in Adams Morgan are in intimate boutique buildings with fewer than ten units.  This certainly limits the available inventory of lofts in Adams Morgan and helps to hold values up.

Here are selected Adams Morgan loft developments:
  • 1700 Kalorama Lofts - 32 unit boutique building with 10 ft ceilings, located at the corner of Kalorama and 17th.  Currently two lofts available for $999.5K and $649K.
  • 2424 Lofts - High-end, four unit building by Capital Design Group with private elevators, garage parking and private terraces, located on 18th

Walking is the essence of the DC urban lifestyle.  It doesn't matter if you are a K Street attorney with a pair of cordovan Allen-Edmonds oxfords or a lobbyist adorned in a pair of Jimmy Choo pumps and a secret pair of New Balance running shoes stashed away for the daily commute.........walking around the District is part of your daily routine.

Walk Score is a company that has graded properties and neighborhoods across the country for their walkability.  Washington, DC comes in very high at #7 on the national ranking of major cities only trailing the likes of San Francisco, New York, Boston and Chicago.  Walk Score uses a 100 point grading system and some of the District's neighborhoods have extremely high walkability rankings:

I am pleased to announce the arrival of Washington DC's newest real estate website, the DC Condo Boutique.  The site went live on November 4, 2009 at 9:22 PM EST.  It was a relatively brief and uneventful period of propagation after the domain name servers were updated at 7:30 PM EST.

The DC Condo Boutique is a hefty entrant into the Washington, DC real estate cyberspace, weighing in at 202 pages and 210 snippets.  The proud dad has a bit of a sore wrist, tired eyes and some worn keys on his MacBook Pro as a result of the fast and furious pace of development.

A huge shout out to the staff at REW for their patience, guidance, knowledge and assistance throughout the development of this baby. Thanks Garet, Ross, Gerry, Nick and Morgan for your excellent work.
