Union Row: Hip U Street Corridor Development

Union Row is at the top of the list of hip condo developments located the District's dynamic 14th Street Corridor. The development features 260 units in two distinct buildings: the Warehouses at Union Row featuring townhouses in two renovated industrial buildings and the Flats at Union Row featuring industrial style lofts in a new building.

When developer PN Hoffman originally delivered Union Row in 2007, the project was one of the quickest ever new construction projects in the District to sell out. With very few loft-style developments that measure up, Union Row continues to record very quick sales when units come on the market. Buyers are attracted to the the industrial feel of the project as well as the interesting floor plans, none of which feel like they were laid out in a cookie cutter fashion. The innovative way that PN Hoffman revitalized two former automobile warehouses by creating an interior courtyard and between the two parallel buildings creates an intimate respite in the midst of the bustling 14th Street Corridor.

The location of Union Row on 14th Street between W Street and V Street is among the most sought after spots in the District. The vast array of venues of both Logan Circle and the U Street Corridor are literally at your doorstep. The Flats at Union Row was developed with ground floor retail and residents enjoy the convenience of Eatonville, Yes! Organic and a CVS. The U Street Metro is located a block southeast of Union Row and the development also has underground parking, a rarity at many of the industrial-loft developments in this neighborhood.

Currently, there is on unit on the market at Union Row, a 1 BR / 1 BA / 700 SF unit at the Flats listed by TTR Sotheby's International Realty for $474,900. Here is resource to learn more about this development and view active Union Row real estate listings.

U Street Corridor: Dynamic Neighborhood with Distinctive Condo Developments

Washingtonians desiring a zestful urban living experience are drawn to the U Street Corridor, a dynamic centrally located community. With some of the District's most popular ethnic restaurants, most happening nightclubs and an array of unique merchants, the U Street Corridor is a diverse and lively neighborhood.

The U Street Corridor is one of DC's neighborhoods with borders that tend to meander depending on who is defining them. Here at DC Condo Boutique, we use the U Street Corridor boundaries defined by Wikipedia as Florida Avenue to the north and east, New Hampshire Avenue to the west, 6th Street to the east and R Street to the south. Housing options in the U Street Corridor run the gamete from hip newer condo developments like the Beauregard, Langston Lofts and Union Row to Victorian-era row houses and even intimate boutique condo developments like Murano and Ndidi. The inventory of available condos is currently quite tight in the U Street Corridor with only 20 units currently listed for sale.

One interesting option currently for sale in the boutique Logan Heights development located at 1830 11th St #1, is a 2 BR / 2.5 BA / 1,101 SF condo listed by TTR Sotheby's International Realty for $649,000. If you are interested in exploring ownership opportunities in this bustling neighborhood, here is a resource that highlights the community and details U Street Corridor real estate.

U Street Corridor: A Vibrant Urban Neighborhood

The U Street Corridor is one of the most trendy and hot DC neighborhoods It features an interesting smorgasbord of residential housing options including restored Victorian-era row houses, upscale lofts and contemporary urban condo developments. U Street redeveloped and has flourished after the U Street/African-American Civil War Memorial/Cardozo Metro Station was opened in the neighborhood in 1991. This station provides service to the Green Line and also to the Yellow line in off-peak hours. The U street neighborhood has emerged as one of the District's top entertainment neighborhoods with many restaurants, club and shopping venues.Often referred to as part of DC's Mid-City, the U Street Corridor neighborhood is bounded by R Street to the south, New Hampshire Avenue to the east, Florida Avenue to the north/west and 6th Street to the west. DC neighborhoods adjacent to the U Street Corridor include Adams Morgan, Columbia Heights, Logan Circle and Shaw.U Street is one of the most popular and most visited neighborhoods on DC Condo Boutique website and new listings in this neighborhood attract significant interest from our buyer clients. U Street Corridor lofts are smoking hot and there are several loft options in the this neighborhood including Langston Lofts, Union Row and 2020 Lofts. All three of these developments are newer purpose-built loft projects, with the feel of a loft and the convenience of a modern building. If you are interested in learning more about U Street real estate options, here is a resource highlighting this neighborhood and active U Street Corridor real estate listings.

Townhouse Construction Gains Momentum in DC

Mirroring recent national statistics released by the National Association of Home Builders, new townhouse construction in the District is gaining momentum as the real estate market rebounds. On a national basis, new townhouse starts represent approximately 11% of all residential single-family housing starts. Here in the District, longtime DC builder EYA has a twenty-year track record of building urban townhouses. Past EYA projects have dramatically shaped several DC neighborhoods including Hillandale at the northern edge of Georgetown, Bryan Square Townhomes on Capitol Hill and Harrison Square Townhomes in the U Street Corridor.Current EYA projects in the District include Chancellor's Row in Edgewood and close to the Brookland Metro Station. EYA is also building new townhomes at Capitol Quarter in the Capitol Riverfront. Both of these projects are have significant scale and are truly defining their respective neighborhoods.DC is also home to a significant stock of late 19th century townhouses that we in the industry call row houses. Many streets throughout the District feature blocks of row houses that have been restored to their original grandeur. Here is a resource to view DC row houses organized by specific District neighborhoods.
