Midcity DC - Neighborhood or Venn Diagram?

Interesting post on Housing Complex titled Neighborhood-making in Midcity, about the efforts to brand the 14th and U Street corridors as Midcity.  The neighborhood business association has landed a $200,000 grant from the city to further these efforts.

The Midcity neighborhood is bounded by 16th Street to tthe west, Florida Avenue to the north, 7th Street to the east and Rhode Island Ave to the south.  Most of us know and view this area today as the Venn diagram (hopefully you paid attention during 8th grade geometry) where the Logan, Dupont and U Street neighborhoods come together.

DC condo buyers can qualify for 3.5% down mortgages at FHA approved buildings.  This represents a major savings over the 20% of more down payments required for condos with conventional financing.

What could be better for a busy Washingtonian than coming home from work and having a friendly place in the building to have an adult beverage and dinner?  While everyone makes fun of Norm on Cheers.....there is something to be said for having a seat at the bar where everyone knows your name!

A trend that is gaining momemtum here in the District is to develop condo buildings with ground floor retail and dining options.  While residential over retail won't work on the leafy streets of Kalorama, it certainly does in the the more urban neighborhoods of the District.  Developments with this configuration are proving very popular with their residents.

14th Street DC Real Estate

 14th Street in DC starts at Roosevelt Island and runs north to the Maryland border in Silver Spring.  Along this corridor northward to Columbia Heights are neighborhoods where DC has experienced significant transformation and revitalization over the last decade.  The catalyst for this development was Metro Green Line extension with stations at U Street and  Columbia Heights.

The article in Forbes about the DC economy rebounding the quickest in the US reaffirms what we are seeing the urban trenches of the DC condo market.  Well priced condos are basically flying off the shelves like iPods in the Apple store around the holidays.

Top sales in Georgetown and U Street Corridor neighborhoods

The most expensive condo to sell in the District during February 2010 was in Gerogetown's East Village at the Sheridan Garage development, located at 2516 Q Street, NW #Q202, Washington, DC.  This new construction furnished model unit is 1,350 SF and features 2 BR and 2.5 BA.  The selling price was $1,000,000 / $741 SF.

Congratulations to selling Realtor Alix Myerson of Long & Foster Real Estate, Inc. for closing the most expensive condo sale in the District in February 2010.

The inventory of DC condo foreclosures is a bit light right now, but there are a couple of interesting options on the market in newer upscale developments.
