The most expensive condo to sell in the District during August 2011 was in Georgetown at the Washington Harbour Condos located at 3030 K Street NW #108, Washington, DC.  This 2 BR / 3 BA, 2,603 SF penthouse condo includes two parking spaces.  The selling price was $2.275M / $874 SF which was 91% of asking price.

Honorable mention for the 2nd most expensive DC condo sold in August 2011 was in the West End at 22 West, located at 1177 22nd Street NW #8E, Washington, DC. This 3 BR / 3 BA, 2,232 SF condo includes two parking spaces.  The selling price was $1.933M / $866 SF which was 96% of asking price.

Fellow blogger Lydia DePillis of the City Paper posted this morning about a Wall Street Journal article on man caves.  Lydia's visceral reaction to the article caused me to pause and ponder how I might tell her that yes.....I have a man cave.  It has all the trappings of a manly room including pool and foosball tables, huge plasma, a picture of me at the 2000 Final Four and even a neon Budweiser sign. 

While I vaguely remember seeing a man cave a while back in a Georgetown row house, man caves are few and far between in the District.  For the most part with valuations often exceeding $500 / SF  for urban DC digs, man caves take a back seat in our space-constrained inner-city environment. 

In the absence of man caves, what other options are available for a DC buyer seeking a masculine place to hang his hat?  How about a manly condo?  After much debate and analysis, the hands down winner as DCs most manly condo is located in Dumbarton Place at 1414 22nd St, NW #64.  This penthouse condo features countless walls of seductive lacquered wood, accented by metal, stone and even ceiling mirrors.  This condo isn't your ordinary Marlboro Man macho type of setting, but rather a place befitting the likes of the manly Pierce Bronson version of James Bond.  This 2BR / 2 BA, 2,500 SF condo was featured in Architectural Digest and is listed for $2.399M.

One of the most sought after DC properties are penthouse condos in the Logan Circle neighborhood.  Most Logan penthouse listings attract significant attention soon after they hit the market.

Currently available Logan Circle penthouses include a 2BR / 2BA penthouse at the Dalton, 1341 Q Street NW.  This 3 level penthouse features a private rooftop deck and is just a block from Whole Foods. The asking price for this unit is $1.395M.

Two penthouse condos are available at Logan Station, 1210 R Street NW.  A two-level 2BR / 2.5BA unit with 1,660 SF and two balconies is on the market for $824,500.  Also at Logan Station is a two-level 2BR / 2BA +den with 1,404 SF.  This unit features a private rooftop terrace and is listed for $779,000.

Every teenage boy dreams of owning a penthouse condo.......not for the view out the window......but rather for an up-close view of Bob Guccione's clothing-challenged "models."  Unfortunately, by the time most guys can finally afford a DC penthouse condo, the view out the window becomes more of a priority!

Here in the District, the view from many of our penthouse condos is second to none.  Sweeping views of monuments, museums and even the Capitol can take your breath away on a daily basis.  A virtual stroll through the DC property assessment database certainly confirms that penthouse condos are home to many of the District's movers and shakers.

DC penthouse condos are among the most expensive properties on the market, with top-of-the-line units commanding asking prices in the $700 SF - 900 SF range.  While DC penthouse condo inventory is tight, there are currently units available across several neighborhoods including Adams Morgan, Georgetown, Massachusetts Avenue Heights, Penn Quarter.
