MarketWatch recently ranked Pennsylvania Avenue as the fifth most expensive street in the nation for commercial rental rates.  Rents on Pennsylvania Avenue, with great access to both the White House and Capitol Hill, are now averaging a whopping $80 SF.  Pennsylvania Avenue only trails a couple of notable streets including Sand Hill Road in Menlo Park and Fifth Avenue in New York.

Is there a smidgen of truth to the rumor that the real purpose of Prince Charles visit to DC this week is to buy a new home for Will and Kate so they can relocate to the District?  We are definitely not confirming that one, but it would be great for the city if it was true. 

 With all the joint military missions involving the UK and the US, it makes sense for the Brits to have one of their own on the ground over here.  Also, DC would be a wonderful market for Kate to launch her photography career out from under the watchful eye of British paparazzi.

If you are still reading this far-fetched tale, the million dollar question is just where would Will and Kate live if they relocated to the District?  Our relo experts have scoured the DC MLS in search of the perfect home for the royal newlyweds.  There was much debate over this one with leafier neighborhoods like Hillendale and Spring Valley being tossed around......but ultimately ruled out as being too far from the action for the young couple still in their late-twenties.  Georgetown garnered much debate as the perfect haven for the royal newlyweds, but was ultimately ruled out for the lack of inventory suited for the royal couple.

If there is a DC neighborhood that feels the most like London, it definitely has to be the West End.  In fact, London even has a West End, well known to tourists for its wonderful theatres, shopping and attractions like Trafalgar Square and Piccadilly Circus.  London's West End is recognized as Europe's most expensive neighborhood, an economic characteristic it shares with DC's pricey West End. 

From a commuting perspective the West End can't be beat for both Will and Kate.  Will can be at the Pentagon in 15 minutes and at Andrews AFB in under an hour.  For Kate, the AP DC Bureau is located at 1100 13th St and UPI is located at 1133 19th St, both walkable from the West End.

There are several potential urban luxury condo developments in the West End worthy of the royal newlyweds.  We ruled out the Residences at the Ritz as being a bit to flashy for the down-to-earth couple.  Other contenders included 22 West and 2501 Penn.  Ultimately, we picked 2501 Penn as the winner.  With just 16 units, this intimate boutique building with private elevators is the perfect urban oasis for the royal couple.  Currently, three new-construction units are on the market at 2501 Penn ranging in price from $1.9M - 2.52M.

The Market Square complex located at 701 Penn and 801 Penn in the Penn Quarter neighborhood is selling for a record breaking rate of $904/SF.  This two building complex features 679,719 SF of office and retail space as well 210 privately-owned condos.

Located on Pennsylvania Avenue midway between the White House and the Capital, Market Square is truly one of DC's power addresses.  Over the last year, five residential condos have sold at Market Square ranging from a 2,200 SF penthouse for $1.3M to a 545 SF one bedroom for $345,000.  The average cost per SF for these five transactions was $685/SF, well below the record breaking price for the commercial segment of the buildings.

Currently, four condos are listed for sale at Market Square East and Market Square West.  All four active listings are one bedroom floor plans and range in price from $324,000 to $495,000.

The most expensive condo to sell in the District during November 2010 was in Georgetown at 3303 Water, located at 3303 Water Street, NW #N-8 Washington, DC.  This 3 BR / 4.5 BA, 3,754 SF condo also includes two parking spaces and a roof deck.  The selling price was $5.75M / $1,531 SF.  This was the second consecutive month that 3303 Water had the top DC condo sale!

With views that rival any in the district, the Residences at Market Square have had their share of famous residents over the years including: Fred Thompson; Bob Novak; Geraldine Ferraro and Scott Brown.  These twin buildings located at 701 Pennsylvania Ave (Market Square East) and 801 Pennsylvania (Market Square West) are exactly halfway between the White House and the Capitol.

Year-to-date, three units have sold in the Residences at Market Square, all were 1 BR / 1 BA configurations and with a low selling price of $345,000 ($676/SF) and a high of $562,500 ($633/SF).  At present, three units at Market Square East (701 Penn) are on the market starting at $330,000 and three units at Market Square West (801 Penn) are on the market starting at $440,000.

The most expensive condo to sell in the District during August 2010 was in Georgetown at the Residences at Harbourside, located at 2900 K Street, NW #606 Washington, DC.  This multi-level 3 BR / 4.5 BA, 4,162 SF condo also includes two parking space and 2,700 SF of outdoor living space.  The selling price was $2.9875M / $718 SF.

2501 Penn offers a boutique ultra-luxury boutique condo experience on America's most famous residential street just nine blocks from the Whitehouse.  This eight-story, 16 unit development was completed in 2008 by Intrepid Real Estate.  The project has new construction feel, but is actually the renovation of commercial building built in 1896 seamlessly integrated with a new addition. The most expensive condo to sell in the District during July 2010 was in the West End at 2501 Penn, located at 2501 Pennsylvania Avenue, NW #PH1A, Washington, DC.  This new construction penthouse purchase was for the condo shell, not a complete build-out and includes a historic cupola room and 1,200 SF outdoor terrace.  The unit features 2 BR / 2.5 BA and is 2,705 SF.   The selling price was $2.3M / $850 SF (shell only).
