The Capitol Hill condo project on on D Street formerly known as Congressional Overlook is now back on the market as Congressional Mews. The project features eight units with true Victorian-era styling and upscale finishes.  With a location directly across the street from Congressional Office Buildings, Congressional Mews offers prime access to our nation's power brokers.

This project originally hit the market at the worst time and the units languished unsold as the developer was slow to adjust pricing expectations to the changing market.  Per MLS data, 23 D Street sold on 04/06/10 for $1.9M to an LLC based in Seffner, FL.  Per the DC Real Property Assessment Database records, the remaining six unsold units at Congressional Overlook were sold to a…

Capitol Hill Luxury New Construction

congressional_overlook_front_400

Reminiscent of a late night Billy Mays price slashing infomercial, luxury Capitol Hill development Congressional Overlook has cut prices to the bone to move the remaining inventory.  With a location directly across the street from Congressional Office Buildings and two blocks from the Capitol, this location is residential gold for DC power brokers.

The recent price cuts for the remaining Congressional Overlook units are among the most aggressive that I have seen recently in the DC luxury new construction market. Can anyone remember a 58% reduction in asking price?

All three of these units are multi-level, the A units are lower level and the B units are uppers.  Here is a resource to view the active listings at…
