The most expensive condo to sell in the District during February 2013 was in Kalorama at Kalorama Square located at 1817 Kalorama Square NW #9 Washington, DC 20008.  This 4 BR / 7 BA / 3,600 SF condo includes two parking spaces.  The selling price was $2.0M / $556 SF, which was 93% of the asking price.

The Dresden: Kalorama Best Addresses Gem

Located in Kalorama at the Corner of Connecticut Avenue and Kalorama Road is the Dresden.  This pre-war condo building is featured in James Goode's Best Addresses and represents one of developer Harry Wardman's most exquisite Georgian Revival projects.  The Dresden is a sister development to Wardman's Northumberland development located at New Hampshire and V in Dupont Circle.

The Dresden was completed and opened in 1910 as an apartment house.  It was grand for its day with large apartments, wide hallways and a marble wainscoting-clad lobby.  In 1974 the Dresden was converted from apartments to condos which were priced from $37,500 for an 874 SF unit to $135,000 for the largest unit with 3,175 SF.

When a new condo development is nearing completion, most developers are looking to wrap the project up and move on the the next one.  Often buyers can get a deal on a discounted unit at this point in the development cycle.

Three new construction units at the Woodley Wardman in Woodley Park were just reduced in price by the developer.  If you previously looked at the Woodley Wardman, but didn't pull the trigger on a purchase…..now may be a good time to take another look.

Woodley Wardman Penthouses Released

The Woodley Wardman development in Woodley Park has released four Christian Zaptka-designed penthouse residences that are now available for sale.  The Woodley Wardman was recognized by national real estate advisory firm Delta Associates as the "best boutique condominium project in the Mid-Atlantic Region in 2011."

The Woodley Wardman project successfully fuses four historic Wardman-era brick row houses fronting Connecticut Avenue with a new seven-story structure.  The penthouse units are located in the new tower and offer awe-inspiring views of the DC skyline including the National Cathedral and Rock Creek Park.

Woodley Wardman Developer Price Reductions

If you have previously taken a look at the Woodley Wardman, a new construction project on Connecticut Avenue in Woodley Park.....with the recent developer price reductions…..it just might be time to take a second peek. 

Inventory has been moving steadily at this project and the developer's inventory is down to just 13 units including three penthouse residences and nine tower flats.  Time is of the essence If you are looking for a 1BR unit as only one is remaining.

Units with recent price cuts include #103 which is a 2 BR / 2 BA corner unit with 1,106 SF that was recently reduced from $649,900 to $549,900 and #204 which is a 2 BR / 2 BA with 1,204 SF and a courtyard view that was recently reduced from $749,900 to $699,900.
