There are not many condo options more sought after than a two bedroom loft on the 1400 block of Church Street in Logan Circle. 

Often described was DC's loft district, Church Street buildings combine the gritty charm of early 20th century industrial buildings with the chic modern finishes of the 21st century.  Church Street is where exposed ductwork, industrial windows and concrete ceilings are purposefully married to sleek European cabinetry, stainless appliances and marble/limestone surfaces.

Answer: 2 BR Lofts on the 1400 block of Church Street

DC's loft district is centered in Logan Circle on the 1400 block of Church Street.  Former industrial buildings in this neighborhood, that were originally automobile showrooms, have been converted to residential loft space.  Many of the condos in these buildings are true industrial lofts with high ceilings, exposed ductwork, concrete and brick walls and floor to ceiling windows.

Residents of Church Street lofts enjoy the easy access to Logan neighborhood favorites including Starbucks, Whole Foods, CVS and  Logan Tavern on P Street and dining at Bar Pilar, Birch & Barley, Masa 14 and many other inspiring restaurants around the corner on 14th Street.  Metro access is available at either Dupont Circle or U Street, both of which are very walkable from Church Street.

Rainbow Lofts, located at the core of DCs Loft District on 1400 block of Church Street, offers a true industrial loft experience.  This is a bohemian loft to the core, there are no post-industrial..... purpose-built.....cookie-cutter.....loftominiums at Rainbow Lofts.

The development takes its name from the Rainbow Auto Body Shop which previously called this building home for 75 years.  While the body shop is long gone, many of the industrial bones remain including exposed brick and ductwork, 12+ foot concrete ceilings, commercial-grade windows and steel beams.  New design elements including industrial sliding-glass closet doors mimic the feel of a commercial industrial elevator adding to the bohemian character of these units.

There is a buzz in our office when new loft units come on the market in developments on Church Street in the Logan Circle neighborhood.  Our office location at 1506 14th Street, just around the corner from Church Street, brings lots of Logan loft shoppers to our door.   The dearth of Logan Circle loft units available for sale over the past couple of quarters has created significant pent-up demand with current our pool of Logan area condo buyers.

The block of Church Street between 14th Street and 15th Street is widely viewed as ground zero of the Logan Circle loft district.  Loft projects on this block include: Lofts 14; Lofts 14 Two; Saxon Court; The Metro; Citta 50 and Rainbow Lofts.

If you really like the 1400 block of Church Street, but have been disappointed by the dearth of listings over the past several months......the wait is over.  This stretch of Church Street features some exciting luxury projects and is often thought of as ground zero for DC's loft movement.

At present there are five condos for sale in this block including a loft penthouse at Lofts 14 Two, a duplex loft at Citta 50, two units at Lofts 14 and one at the Metro.  With asking prices for these five ranging from $574,900 to $875,000 there are options to fit a  wide range of budgets.

The Washington Business Journal reports on the sale of a vacant lot at the corner of 14th and R Streets in Logan Circle.  Plans call for a 7-story, 30,000 SF development including 32 luxury condos and 3,000 SF of retail. The project has been patterned in likeness to the showrooms which formerly lined the "Automobile Row" section of 14th Street. Our office, Hounshell Real Estate represented the buyer.

This location at 1638 14th Street in Logan Circle is a hot corner and primed for development. Competing projects in close vicinity include The Matrix at  1529 14th Street and the loft developments on the 1400 block of Church Street including Lofts 14 and Lofts 14 Two.
