In a city short of vacant land, the adaptive re-use of obsolete buildings has become the norm for developers.  One of the best transformations in recent years is the Parker Flats at Gage School project located on the border of LeDroit Park and Bloomingdale neighborhoods.  This 92-unit project is anchored by the meticulously restored circa 1904 Gage School which houses 33 loft-style condos.  The project also includes two new buildings designed to complement the historic neighborhood and a 70-space underground parking garage.

The Woodley Wardman development in Woodley Park has released four Christian Zaptka-designed penthouse residences that are now available for sale.  The Woodley Wardman was recognized by national real estate advisory firm Delta Associates as the "best boutique condominium project in the Mid-Atlantic Region in 2011."

The Woodley Wardman project successfully fuses four historic Wardman-era brick row houses fronting Connecticut Avenue with a new seven-story structure.  The penthouse units are located in the new tower and offer awe-inspiring views of the DC skyline including the National Cathedral and Rock Creek Park.

It tough not to get excited about all the new residential construction projects underway on 14th Street between Logan Circle and U Street. The Aston, which is located at the corner of 14th Street & R Street, is expected to deliver 32 new condos in 2013.

Architectural design for the Aston was by Bonstra | Haresign, who has completed several other projects in the 14th Street Corridor including Q14, the Matrix and Lofts 14. The 14th Street facade is patterned after the many automobile showrooms that previously lined DC's 14th Street Corridor.

There is nothing ordinary about the Erie Condominiums, located in the heart of Adams Morgan at 2351 Champlain Street, NW.  This eight-unit custom, luxury building was designed by Bonstra Haresign and developed by DB Lee Development.  The Erie layout includes four courtyard units and four penthouse units.  Penthouse units include private roof top decks with hot tubs, wet bar, half bath and outdoor shower.

Prominently situated at the corner of 13th and N, Solo Piazza delivers luxury with an artistic flair.  Reminiscent of my older sister's treasured 1970s-era mood ring, the light sculpture above the Solo Piazza foyer changes color based on the temperature. Upon entering the two-story Solo Piazza lobby, the eye is immediately drawn to the wonderful and dramatic pieces by local artists which adorn the walls.

Solo Piazza's artistic flair draws is the collective work of architect Bonstra Haresign and artist turned developer Giorgio Fursio of Fursio Development.  While hugging 13th and N in the front, Solo Piazza's rear curves around a hidden interior courtyard decked out with soaring bamboo trees, a fountain and waterfalls.  Solo Piazza draws its name from its location SOuth of LOgan and the interior courtyard reminiscent of an Italian piazza.

The Washington Business Journal reports on the sale of a vacant lot at the corner of 14th and R Streets in Logan Circle.  Plans call for a 7-story, 30,000 SF development including 32 luxury condos and 3,000 SF of retail. The project has been patterned in likeness to the showrooms which formerly lined the "Automobile Row" section of 14th Street. Our office, Hounshell Real Estate represented the buyer.

This location at 1638 14th Street in Logan Circle is a hot corner and primed for development. Competing projects in close vicinity include The Matrix at  1529 14th Street and the loft developments on the 1400 block of Church Street including Lofts 14 and Lofts 14 Two.
