Most big cities in the US are marked by towering buildings and high-rises, but that’s certainly not the case with Washington, DC. You’ll probably notice right away that DC boasts a much lower skyline than other places with a similar population.
A frequently repeated rumor says it’s because of a mandated height restriction, which limits buildings in DC to be no taller than the Capitol Dome or the Washington Monument. That description, however, is more fiction than reality.
In truth, the Height of Buildings Act does place height restrictions on structures in DC, but not ones based on existing monuments or historic buildings, alone. Instead, turn-of-the-century- act mandates that buildings are capped in height by the width of the street in which they face.
While the original act was written in the late 1800s, it was amended in 1910. On commercial streets, it generally means capping the height at 130 feet, and for residential streets its usually capped at 90 feet.
For reference, 130 feet is about 11 to 12 stories tall. It’s said that was the height that firefighting equipment at the time could reach. The exception, of course, is along <a href="https://www.dccondoboutique.com/pennsylvania-avenue/" title="pennsylvania avenue real estate">Pennsylvania Avenue NW</a>, where the height maximum can range up to 160 feet on certain stretches of the roadway.
The height restriction law came about for a couple of reasons. One had to do with firefighting. Most firefighting equipment at the time was designed to be used on low-rise buildings, and it was thought firefighters might have a difficult time if a building were too tall.
There was also some concern about new methods of construction. Buildings were able to be taller and lighter. That brought about concerns regarding structural integrity and longevity.
No matter the reason, buildings in DC are noticeably lower even today. DC’s Chevy Chase neighborhood is one step closer to creating a neighborhood historic district. Late last month the Chevy Chase DC Conservancy submitted a plan to do just that with the Historic Preservation Review Board.
If the board agrees with their proposal, it means designating the commercial strip of Chevy Chase along <a href="https://www.dccondoboutique.com/connecticut-avenue/" title="connecticut avenue real estate">Connecticut Avenue</a>, as well as some of the surrounding residential blocks as historic. That area is the oldest part of the neighborhood, which dates back to the turn-of-the-century.
The proposed historic district would be bounded by Western Avenue, Chevy Chase Parkway NW, and Military Road. A designation such as this would mean that homes and buildings within the district’s boundaries would need approval in the future for any exterior changes or other renovations.

While popular with those of all ages, it seems Arlington is particularly a magnet for millennials these days. In fact, a personal finance website just came out with a new ranking putting Arlington in the top 10 when it comes to “Where Millennials Are Moving”.
SmartAsset.com recently crunched the data to find out where millennials were moving the most, and Arlington made the cut. The website considered Census data for more than 250 cities across the nation, then ranked them by the percentage of “newly-transplanted millennials”.
In the new study, <a href="https://www.dccondoboutique.com/arlington/" title="arlington real estate">Arlington</a> took sixth place. According to SmartAsset, more than 11-percent of residents are new millennials. SmartAsset reports that nearly 27,000 millennials moved into Arlington in 2022 and the median age was just over 35.
Cambridge, Massachusetts came out at the top of the list, followed by Santa Clara, California. Seattle, Washington took third place. Behind Arlington, Alexandria took 13th place and DC took 15th place.
Arlington was at the very top of the list in terms of the percentage of millennials moving in from out of state. The study isn’t necessarily surprising, as several years ago Niche.com ranked Arlington the “Best City for Millennials”. At the time, Arlington received high marks for its diversity and nightlife, as well as for its public schools and for being a good place for families.
Separately, Zillow also recently ranked the places with the most affluent millennials, and a few years ago Arlington ranked at the top of that list, too. While Arlington isn’t always easy on the budget, it is more affordable than DC.

From nature trails to inaugural festivities, the Woodley Park neighborhood has played host to everything from parks and balls to pandas over the years. A favorite of locals and tourists alike, affluent Woodley Park offers upscale housing, surrounded by parkland.
One of the biggest attractions in Woodley Park is National Zoo. Until recently, the zoo has included giant pandas, on loan from China for the past half-century or so.
The zoo is part of Rock Creek Park, which offers plenty of space for enjoying nature, from taking a stroll to biking or jogging along one of the miles of paths in the park. The area also offers some horseback riding trails.

A wall, yes just a wall, hit the market in Georgetown a few months ago.
The singular red wall stands close to the corner of 30th and M Street NW in Georgetown, and it could be yours for the right price. The wall is currently priced at $49,000 and could potentially be used for artistic work in the future.
It’s not quite as strange as it sounds. The wall was actually left up when an adjacent rowhouse was torn down. Walls such as this are typically used to separate two adjacent properties, but occasionally they’re not owned by either of the two property owners.
That was reportedly the case with this particular wall in Georgetown when it was purchased in the early 1990s. It was maintained for a while by a nearby bank.
Since then, the owner’s son has inherited the wall. He was reportedly unsuccessful at selling it to the adjacent property owner, so he’s now put it on the market.
The catch, of course, is that the wall is structurally sound. Previously, the Department of Buildings cited the property for some maintenance violations and issued an order requiring its owner to hire a structural engineer to check it out.
According to the active real estate listing, the wall was recently inspected by engineers. The listing describes the wall’s structural integrity as sound. So, if you’re in the market for perhaps one of the most affordable, if not the most affordable listing in Georgetown, this could be it.

They may have once likely served a covert purpose, but today, some of DC’s former “spy houses” are hardly a well-kept secret. There are quite a few stories that have been shared over the years, and all signs point to something undercover going on.
As the story goes, a couple of homes on <a href="https://www.dccondoboutique.com/wisconsin-avenue/" title="wisconson avenue real estate">Wisconsin Avenue</a> were once used by the FBI in the 1980s to spy on the new Soviet embassy compound in <a href="https://www.dccondoboutique.com/glover-park/" title="glover park real estate">Glover Park</a>. One of them was a rental home that neighbors claim had a steady stream of rotating tenants coming and going, possibly working out of the home in shifts.
There have been other suspicious stories told about the area surrounding the embassy over the years, including phone calls with unexplained interference, blacked out windows, drawn shades, turned off lights, and a strange looking rooftop antenna. Other neighbors tell stories about “residents” that never wanted to make small talk, and the absence of little things too, such as a doormat, flowerpots, and landscaping.
Of course, there’s never been any official confirmation of what may, or may not, have been going on in Glover Park. There’s another so-called spy house that’s actually been showcased as part of the Georgetown House Tour.
It’s said this house on 29th Street was formerly owned by a couple of higher ups in the CIA, before finding new life as a CIA training facility. According to some reports, when the Russians began surveilling a training house in <a href="https://www.dccondoboutique.com/georgetown/" title="georgetown real estate">Georgetown</a>, the CIA closed it and moved to a different house.
Flashforward to recent years, and the new owners of the home on <a href="https://www.dccondoboutique.com/29th-street/" title="29th street real estate">29th Street</a> have found some strange things, such as a large phone box in the basement that would have been more at home in a small office building, and some non-electrical cabling. Housing trends, like anything else, seem to come and go, but there’s one particular trend that seems to be taking over some of DC’s most popular suburbs. The Modern Farmhouse first emerged about a decade ago, but the trend certainly seems to be on the rise in parts of DC.
Typically, you might find this type of housing style in a planned community, but you also might find them as new builds that replaced teardowns. Generally, you can spot this type of architecture because a Modern Farmhouse oftentimes has a white board-and-batten siding, as well as sometimes a metal roof, a front porch, and black window frames.
On the inside, you may find sliding barn doors in place of traditional doors, a farmhouse sink, and stained wood beams. It’s likely a Modern Farmhouse in the DC area will have an open-concept floorplan.
So, why is this type of architecture gaining so much attention right now, especially in an area known for its Colonials and more traditional home styles? Some say it’s because a Modern Farmhouse is still comfortable enough for buyers, its traditional in its own way, plus it offers a contemporary twist and simplicity that buyers are searching for.
Some real estate experts say describing a home for sale as a Modern Farmhouse can typically result in a higher sell price than original list price. Other things that sometimes enhance a home’s sell price including a listing that features exposed brick or a waterfall countertop.
If you find the style of a Modern Farmhouse appealing, you’ll likely find it in places such as the <a href="https://www.dccondoboutique.com/chevy-chase/" title="chevy chase real estate">Chevy Chase</a> neighborhood of Northwest DC and in Arlington. The trend is one that’s been in progress for the past few years. RentCafe credits 2019 and 2020 as being peak years for adaptive reuse. The website points to adaptive reuse as a solution of sorts to not only help with increased housing demand, but also perhaps help rejuvenate downtown areas.
In terms of Alexandria, one such example is the former Chamber of Commerce building at 801 North Fairfax that was recently converted into dozens of condos. In this case, two office buildings were turned into around 80 condominium homes. This Old Town property sits along the Potomac River with a mix of one-bedroom, two-bedroom, and three-bedroom possibilities.

It’s been a hot button issue for years but is it now time for Georgetown to finally get its own Metro stop? That’s what some locals and leaders want to know.
More than 50 years ago, it’s said some neighbors tried to keep the Metro from building a stop in Georgetown, possibly in an attempt to keep certain people out of the neighborhood. Whether that was true or not, it’s also been said that city planners at one time didn’t see much of a need for a local stop.
In more recent years, however, attitudes seem to be shifting. The idea now seems to be gaining more and more support in Georgetown.
Even though the demand probably still isn’t there, some point out there could be another pressing reason to build a <a href="https://www.dccondoboutique.com/georgetown/" title="georgetown real estate">Georgetown</a> stop. With a second tunnel running under the Potomac, it could theoretically help with the Northern Virginia commute, where demand is booming.
As of now, it’s common to have delays and backups in the Rosslyn Tunnel, because that tunnel is what carries all three lines from Northern Virginia to DC. If nothing is changed, the problem could get even worse, as more people and more jobs are added, and the system is further strained.
In the past, several ideas have come to play, including adding a second Metro station in <a href="https://www.dccondoboutique.com/rosslyn/" title="rosslyn real estate">Rosslyn</a>, as well adding another tunnel to a station in Georgetown. Expanding the line and building a new station would likely be expensive, though.
That cost could easily be in the billions of dollars for construction alone, and millions upon millions more for yearly operating costs. While the new stop would likely bring in millions of dollars in revenue, it could also potentially take a couple of decades to finish.
There are also, however, other, potentially more cost-effective ideas. If you’re in the market for a property for one, you’re probably actually in pretty good company. That’s because a new study shows more and more people are choosing to live alone, especially in Arlington and Alexandria.
Financial website SmartAsset recently released the results of a new study which analyzed exactly how many people are choosing to live alone in hundreds of cities across the nation. In total, more than 300 of the nation’s largest cities were analyzed over a five-year span, and researchers discovered some pretty interesting results in terms of the percentage of single-person households.
On average, SmartAsset researchers found that 28-percent of single people are now living alone. That’s four percentage points higher than just five years ago when taking into account the years 2016 to 2021.
It turns out Washington, DC has the largest single population, coming in at around 48-percent, but <a href="https://www.dccondoboutique.com/alexandria/" title="alexandria real estate">Alexandria</a> isn’t too far behind, coming in third place. It terms of just Alexandria, the single household population went from around 15-percent to more than 46-percent during the same time period, which was the second highest increase of all cities. It’s said that households of both single women and single men tripled over the five-year span.
The biggest increase, though, was in <a href="https://www.dccondoboutique.com/arlington/" title="arlington real estate">Arlington</a>, which saw the number of single people living alone jump from just 11-percent to a whopping 41-percent during the same time period. The percentage of households with single women tripled during that time, while the percentage of households with single men actually quadrupled.
It’s been suggested that perhaps the pandemic could have played into the results, as the study ended in 2021 when a lot of people were still choosing to “social distance”. After a decade of debate, the Reservoir District is finally beginning to rise. It’s expected sales will begin soon for new townhomes near DC’s North Capitol Street and Michigan Avenue.
A 25-acre plot of land at the old McMillan Sand Filtration site was sold to developers last year but plans for redevelopment stretch back to 2013. That’s when the Historic Preservation Review Board first gave initial concept approval to build new townhomes at the former site of the city’s water purification facility.
It’s not just townhomes that could soon be headed to the area. Larger plans include constructing an entire mixed-use development. That could mean close to 150 new townhomes, as well as more than 200 upscale apartments atop a full-service grocery store.
In addition, the future could bring in affordable housing for seniors, as well as hundreds of additional apartments, complemented by such on-site amenities as a co-working lounge, a swimming pool, plus on-site restaurants, and ground floor retail space. Other future plans for the recently rebranded Reservoir District include adding in a six-acre public park, a community center, and some health and research facilities.
It’s also likely we’ll see shops and restaurants, as well as some gallery and meeting space. Altogether, this could provide yet another location in DC for residents to live, work, and play without ever venturing far from home.
