The most expensive condo to sell in the District during March 2013 was a cooperative in Kalorama at Wendell Mansion located at 2339 Massachusetts Avenue NW #2 Washington, DC 20008.  This Embassy Row residence features 4 BR / 3.5 BA / 4,000 SF.  The selling price was $2.33M / $583 SF, which was 93% of the asking price.

The luxury condo market in Washington, DC continued in a robust manner in 2012 with 88 transactions closing for $1M or more.  Luxury DC condos are being purchased by those relocating to the District from outside the region as well as move-up buyers and the growing number of empty-nesters moving back into the city from the suburbs.  

3303 Water Street in Georgetown and the Watergate in Foggy Bottom both had three of the top ten most expensive sales in 2012.  Also making an appearance on the top ten list were the Residences at the Ritz Carlton in the West End with two top ten transactions and Kalorama Square.

A new condo development named The Calistoga is moving forward on California Street in Kalorma.  The five story, nine unit project was designed by Ralph Cunningham of Cunningham Quill and is being developed by Murillo/Malnati Group (MMg), who most recently delivered the Woodley Wardman project in Woodley Park.

Located in Sheridan-Kalorama Historic District on the 2200 block of California Street across the street from St. Roses Catholic School, the Calistoga will have a mix of two and three bedroom units ranging in size from 900 SF to 1,850 SF.  Delivery is currently planned  for 2014.  Here is a resource which will provide additional information about the Calistoga as it is available.

Located in Kalorama at the Corner of Connecticut Avenue and Kalorama Road is the Dresden.  This pre-war condo building is featured in James Goode's Best Addresses and represents one of developer Harry Wardman's most exquisite Georgian Revival projects.  The Dresden is a sister development to Wardman's Northumberland development located at New Hampshire and V in Dupont Circle.

The Dresden was completed and opened in 1910 as an apartment house.  It was grand for its day with large apartments, wide hallways and a marble wainscoting-clad lobby.  In 1974 the Dresden was converted from apartments to condos which were priced from $37,500 for an 874 SF unit to $135,000 for the largest unit with 3,175 SF.

The Embassy Row area of Washington, DC is loosely defined as Massachusetts Avenue and its cross streets between Thomas Circle and Ward Circle.  This Stretch of Mass Ave is home to over 50 embassies and spectacular late 19th and early 20th century Beaux-Arts and Georgian Revival estate homes.  Massachusetts Avenue along with Pennsylvania Avenue are DC's widest roads which provides a sense of grandness and importance to the Embassy Row area.

The latest DC condo conversion project to hit the market is The Marvin in Kalorama.  This project is the conversion of the Woburn Apartments located in the 1900 block of Kalaorama Road.  This project went through the Tenant Opportunity to Purchase Act (TOPA) and 23 tenants went ahead and purchased their units.  The remaining units in the development are now available for sale.

The Woburn Apartment building was acquired in August 2011 by Adams-Kalorama, LLC whose principals are real estate developers Martin Segal and John W.
