Top 10 2011 DC Condo Sales

The most expensive condo to sell in Washington, DC in 2011 was for $6.25M at 3303 Water Street in Georgetown.  As has been the case in past years, Georgetown dominated the DC luxury condo market with six of the top ten transactions. Kalorama and the West End both weighed in with two sales in the top 10. 

The overall DC luxury condo market remained robust in 2011 with 79 transactions closing at a sale price of $1m or greater.  Here are the top ten DC condo/coop transactions in 2011:

    St. Nicholas: Kalorama Luxury Condos

    As DC rushes around this week making final preparations for the Christmas Holiday, it seemed most appropriate that we take a peek at the St. Nicholas in Kalorama.  If there is a building in the District worthy of its namesake from the North Pole, this is it!

    Located on venerable California Street in Kalorama, the St. Nicholas is one of DC's most treasured Beaux Arts style condo developments. This six-story building was built in 1917 and has been recently updated including a new elevator.  Many of the 31 units at the St Nicholas have terrific city views and convey with underground parking.  The St. Nicholas common amenities include a ground-level fitness room.

    The most expensive condo to sell in the District during November 2011 was in Georgetown at The Residences at the Ritz Carlton Georgetown, located at 3150 South Street NW #3B, Washington DC.  This 3 BR / 2.5 BA / 4,708 SF condo includes two parking spaces.  The selling price was $5.3M / $1,126 SF which was 96% of asking price.

    The Mendota - Much More Than a Kalorama Coop

    Standing guard over the intersection of 20th Street NW and Kalorama Road, the Mendota protects this corner the way a left tackle protects a quarterback.  The Mendota, which is featured in Goode's Best Addresses, was the first apartment building constructed in Kalorama Triangle.  At the time of its construction in 1901, the Mendota offered an upscale housing alternative to owning a DC rowhouse.  Over the next 26 years after the completion of the Mendota, 25 additional apartment buildings would be constructed in Kalorama Triangle.

    Kalorama Triangle Real Estate

    Tucked between Connecticut Avenue, Columbia Road and Calvert Street in NW DC, Kalorama Triangle is a popular and convenient neighborhood.  The neighborhood has easy access to the Woodley Park Metro Station, which is located just over the Duke Wellington Bridge.  Kalorama Triangle residents also walk to the Dupont Circle Metro Station.

    Kalorama Triangle was first developed in the 1890s and features grand apartment buildings intermingled with traditional DC rowhouses along its leafy streets.  Architectural styles in Kalorama Triangle include English Arts and Crafts, Georgian Revival and Mediterranean.  Several of the of the grand apartment buildings in the Kalorama Triangle are featured in James Goode's Best Addresses.

    2540 Massachusetts Avenue: Kalorama Best Addresses

    Located on Embassy Row in Kalorama, 2540 Massachusetts Avenue is luxury pre-war co-op that is featured in James Goode's Best Addresses, A Century of Washington's Distinguished Apartment Houses.  The building features a distinctive circular glass and iron marquee positioned over a limestone framed front entrance.  It is great to see distinctive marquee's making a comeback in the District with several recent developments including Solo Piazza, Residences at Gallery Place and Fennessy Lofts featuring them over their entrances.

    DC's Most Expensive Street

    5th Avenue in New York.....North Lake Shore Drive in Chicago.....Turtle Creek Boulevard in Dallas and Louisburg Square in Boston are widely recognized as the most expensive streets for residential real estate in these cities.  This begs the question of what is DC's most expensive street?

    In a quick informal poll, Tracy Place in Kalorama was the popular answer, although not a clear-cut winner like some of the other cities.  Wikipedia anoints Woodland Drive as DC's most expensive street, but lacks a citation backing up this proclamation.  Woodland Drive was also recognized as DC's most expensive street by Forbes Magazine in a 2007 story about the nation's most expensive blocks.
