Beltway Traffic Blues: Is it Time To Move Downtown?

The DC Metropolitan area was recently ranked as having the 6th worst traffic in the country in a study conducted by weather.com.  The Beltway was cited as a major source of congestion and DC drivers spend an average of 45 hours idling in traffic every year.  The worst traffic time of the week is on Thursdays from 5:45 to 6:00 pm.

If you are one of those fighting rush hour traffic from your home in the suburbs to work downtown, maybe its time to look at moving into the District.  The housing stock of the District has evolved significantly in the past decade and it is now possible to replicate many of the favorable attributes of a suburban home in the city.  Gone are the low ceilings, galley kitchen, laminate floors, formica cabinets and nonexistent

The Montrose: New Condos Underway on R Street in Georgetown

Work has begun on the The Montrose condo development on R Street in Georgetown's East Village.  This project is the conversion of the Henry and Anne Hurt home into 15 two-story condos by Argos Group and Potomac Investment Properties.

The renovations will completely demo the building interior while retaining the historic brick facade.  Units will range in size from 700 SF to 2,400 SF and some will feature private outdoor spaces including patios and balconies.  Project plans include thirty surface-level parking spaces and a late 2013 delivery.

Top DC Condo Sales - July 2012

The most expensive condo to sell in the District during July 2012 was in the West End at 22 West located at 1177 22nd St NW, #7-E, Washington, DC.   This 3 BR / 3 BA / 2,480 SF condo includes two parking spaces.  The selling price was $2.15M / $867 SF, which was 96% of the asking price.

Congratulations to John McShane of Weichert Realtors for closing the most expensive condo sale in the District in July 2012.

Honorable mention for the second most expensive DC condo sold in July 2012 was in Kalorama at 2120 Wyoming located at 2120 Wyoming Ave NW, #1 Washington, DC.  This 3 BR / 2.5 BA / 2,226 SF condo includes two parking spaces.  The selling price was $1.65M / $741 SF which was 97% of asking price.
