DC Neighborhood Vibe Scores

Georgetown and Capitol Hill have top Vibe Scores

MapQuest has developed a new methodology for ranking neighborhoods called a Vibe Score. A Vibe Score is a composite of the following six criteria: walkability, popularity, going out, edginess, burbiness and residentiality. Vibe uses a patented algorithm that utilizes billions of search and social input data points to create real-time rankings.

Georgetown garnered the top ranking DC Vibe Score with a 10, closely followed by Capitol Hill with a 9.8 and Downtown with a 9.6. These are all very popular destination neighborhoods with great walkability and a significant number of venues to attract lots of visitors. Woodley Wardman Developer Price Reductions

If you have previously taken a look at the Woodley Wardman, a new construction project on Connecticut Avenue in Woodley Park.....with the recent developer price reductions…..it just might be time to take a second peek. 

Inventory has been moving steadily at this project and the developer's inventory is down to just 13 units including three penthouse residences and nine tower flats.  Time is of the essence If you are looking for a 1BR unit as only one is remaining.

Top DC Condo Sales - September 2011

The West End and Logan Circle have top sales

The most expensive condo to sell in the District during September 2011 was in the West End at 22 West, located at 1177 22nd Street #6K, Washington, DC.  This 2 BR / 3 BA 1,932 SF condo includes two parking spaces.  The selling price was $1,725,500 / $893 SF which was 97% of asking price.

Congratulations to Marc Infeld of Coldwell Residential Brokerage for closing the most expensive condo sale in the District in September 2011.

Honorable mention for the second most expensive DC condo sold in September 2011 was in Logan Circle at Q14, located at 1401 Q Street #602, Washington, DC 20009.  This 2 BR / 2.5 BA 1,800 SF condo includes two parking spaces.  The selling price was $1.355M / $753 SF which was 97%

DC Ranked 5th Best City For Young People

AOL Real Estate has ranked DC as the fifth best city in the country for young people. DC trailed Cincinnati, Seattle, Baton Rouge and Minneapolis. This 5th place ranking is a couple of positions lower than CNN's 2nd place ranking last year.

The criteria used by AOL Real Estate in establishing these rankings includes: starting salaries for college graduates; cost of living; and percentage of residents in their 20s. DC had higher than average cost of living scores but excelled in starting salaries that are 17% higher than national averages and low unemployment rates.

District neighborhoods popular with young people where more affordable housing option are available include Columbia Heights, Shaw and the H Street Corridor.

Jefferson Row - Dupont Luxury Condos
